Reservations Guidelines for Chico College Apartments
Thank you for your interest in our properties. Below are the steps necessary for you to reserve an apartment or townhouse at the property of your choice. Please feel free to use the contact information below with any questions you may have concerning this process.
Step One
Inquiry
Determine the location of the apartment/townhouse you would like to lease from our online listing then call our office to schedule an appointment to sign an Option to Rent agreement and submit Reservation Deposit. We do not have empty model units available for viewing, so if you would like to see the inside of a unit, we encourage you to drop by and speak to the tenants directly. Floor plans of most apartments are available by clicking the "Floor Plans" button above.
Step Two
Submitting the Reservation
Once you have determined your desired property, call our office to schedule an appointment to sign the Option to Rent agreement and pay a reservation deposit of $100.00 per person. This Deposit is non-refundable should you withdraw your reservation prior to signing the Lease Agreement; otherwise, the $100 will be applied to your move in costs. At the end of this appointment you will be provided with a copy of a sample Lease Agreement for your apartment, a Personal Guarantee form and a breakdown of the move in costs. The Personal Guarantee form (Cosigner Form) needs to be completed by a parent, guardian or someone over the age of 21 years that is capable of guaranteeing payment of rent. This form also requires signature verification. Forms of signature verification include a copy of a valid ID, driver's license or notarized signature. These documents are due by the date you sign the lease agreement and can be sent to our office by mail or fax.
Assignment of Units
Current tenants in good standing with our office, both with timely payment and no lease violations have been given the opportunity to renew their leases for another term. Prospective tenants that have signed Option to Rent agreements will be contacted by phone and told of the status of openings at your desired property. If there are spaces available for your group at your desired property you will be asked to return and sign the lease agreement to finalize your commitment. If there is not an opening available for you, you may either choose to transfer your deposit to another property or request a refund.
Step Three
Signing the Lease Agreement
When your group returns to sign the Lease Agreement, you will be asked to make your SECOND PAYMENT and SUBMIT THE COMPLETED PERSONAL GUARANTOR FORM WITH SIGNATURE VERIFICATION. This payment will include half of the first month, last month and security deposit. This amount will vary according to each property. Our office accepts the following forms of payment: personal check, money order or cashier's check. WE DO NOT ACCEPT CREDIT OR DEBIT CARDS FOR PAYMENT. The name of your payee is located at the top of your Option to Agreement.

Checks made payable to Chico College Apartments will be returned/not accepted.
Step Four
Final Payments and Paperwork
Within 30 days from the day you sign the Lease Agreement, your THIRD AND FINAL PAYMENT of the first month, last month and security deposit will be due. This is also your very last date for the return of the completed Personal Guarantee form without incurring late fees. Please remember to include a copy of your Guarantor's driver's license or notarized signature. If your payment or Personal Guarantee form is received after the due date you may be charged a $35.00 late fee as described in the Lease Agreement.
